The Via Cenni project in Milan, known as “Cenni di Cambiamento”, is a social housing residential complex located in the western part of the city, near the San Siro stadium, on a site formerly occupied by industrial facilities.

The development includes four 9-storey towers built using XLAM timber technology—currently the largest and tallest wooden structures of their kind in Europe—connected by two-storey buildings.

The complex contains 123 apartments of various sizes, offered at controlled rents or with rent-to-buy agreements, as well as commercial spaces, additional services, and a park of over 1,000 square meters. The housing is primarily intended for young people, new couples, young families, and the elderly, with the goal of fostering coexistence, collaboration, and mutual support among residents.

From an architectural and environmental perspective, the project is inspired by the principles of eco-neighborhoods and smart cities. It features green roofs, eco-friendly materials, central green spaces, pedestrian-friendly layouts, and a heating and cooling system powered by groundwater heat pumps – delivering energy savings of 60–70%.

The timber construction also enabled a 50% reduction in construction time compared to traditional methods, while maintaining comparable costs.
