The New Residences in Novoli project is conceived as a high-quality residential development designed to enhance the direct relationship between housing and green spaces.

Through strategic volumetric cuts, each apartment benefits from multiple views of either the park or the green plaza, eliminating the traditional distinction between the “front” and “back” of buildings. This articulation also promotes better air circulation and increased natural light, enriching the livability of the residential interiors.

The project establishes a continuous system of outdoor spaces, with deep loggias and floor-to-ceiling windows that transform every room into a potential extension toward greenery and sunlight. A continuous base along the street frames the public space, offering protection and safety for pedestrians while enhancing the surrounding urban environment. Above this base, the building volumes are articulated to avoid monotony and massification, introducing individuality and variation among the residential blocks.

The design draws inspiration from a “human scale,” recalling the proportions and qualities of certain historic Florentine neighborhoods known for their charm and urban livability. This approach aims to strengthen the sense of identity and belonging for future residents, offering a balance between design rigor and residential comfort. The project thus represents a contemporary model of housing that combines aesthetics, functionality, and a strong relationship with the landscape.

Parco Abitato is part of the major transformation of the former Fiat site in Novoli, marking a significant step toward sustainable urban regeneration and quality of life. It interprets the theme of contemporary living with sensitivity and innovation, enhancing both public and private spaces through a continuous and harmonious dialogue.
