The new residential project in Sesto San Giovanni – Gabbioneta represents a significant initiative of urban and social regeneration in a densely populated semi-peripheral area.

The complex consists of 123 housing units distributed across four nine-story tower blocks and two-story linear buildings. It is designed around the idea of community, with flexible spaces and services tailored to a variety of users, including vulnerable groups such as single mothers, people with disabilities, and young adults aging out of foster care.

The architecture features an irregular courtyard layout that engages in dialogue with the historic Cascina Torrette di Trenno and the surrounding green areas, creating an integrated system of open and public spaces. The white façades, terraces, and loggias establish a fluid relationship between interior and exterior, fostering social interaction and enhancing overall quality of life. At the heart of the collective space is a thoughtfully designed shared courtyard, which links residences and services while connecting to the adjacent public park.

From a construction standpoint, the project stands out for its innovative use of solid X-lam timber, employed here for the first time in Italy for nine-story residential buildings. This approach ensures sustainability, lightness, and high performance. The underground level, made of reinforced concrete, houses storage units, technical rooms, and parking facilities, while the above-ground volumes express a new vision of social housing—environmentally conscious and technologically advanced.

This development serves as a residential model, capable of revitalizing the urban fabric and promoting networks of inclusion and connection. As architect Fabrizio Rossi Prodi emphasizes, the goal was to design “a domestic space that is human-friendly,” one that combines technical precision, sustainability, and spatial richness to support community life and local identity.
