The Dietropoggio project in Calenzano is a major urban regeneration initiative that transforms a former industrial site into a new residential and multifunctional neighborhood, striking a balance between urban living and the surrounding landscape. 

Inspired by the principles of the garden city, the masterplan emphasizes low building density, extensive green spaces, and strong integration between public and private realms. The buildings – mainly two to three stories high – are arranged to enhance views of the nearby hills and the Travalle Agricultural Park. They feature green roofs and sustainable solutions to ensure energy efficiency.

At the heart of the new district lies a large tree-lined square designed as a space for community interaction, social life, and collective activities. Around this central space, the project includes residential buildings, retail units, a tourist accommodation facility, and a senior housing complex. The plan also provides for a new Carabinieri station, underground parking to reduce surface traffic, and a multifunctional loggia created through the adaptive reuse of an existing industrial structure. 

Generous public green areas—gardens, urban gardens, and pedestrian and cycling paths—connect the new neighborhood to the town center and to the Travalle park. The landscape design echoes the patterns of the Tuscan agricultural fabric, promoting ecological continuity, microclimatic quality, and outdoor livability. Sustainability is a core value of the project, reflected in the use of natural materials, rainwater harvesting systems, and low-impact technologies.

The intervention aims to mend the historic gap between the industrial zone and the urban fabric, proposing an open, permeable, and community-oriented settlement model. Development will occur in phases, ensuring the gradual activation of public functions and infrastructure, in line with Calenzano’s broader regeneration and territorial enhancement strategies.
